a humble start

Commercial Self Storage opened in 2010 as Indy Outdoor Storage after local entrepreneur Jim Sapp purchased a foreclosed lumber yard and re-imagined the space to serve the needs of the business community. After each retrofitted building opened and reached capacity, he realized he was onto something.

The company now has 3 locations across 2 different states and is rapidly expanding.

Longtime entrepreneur sets sights on storage industry

Longtime local entrepreneur Jim Sapp, 62, is revving up for expansion of his latest venture: Commercial Self Storage, a company geared to business customers.

It’s a cross between a coworking startup space, a business park and a storage facility—and business is booming. After seven years of a single operation, Commercial Self Storage has added two locations this year, with plans for three more within a year plus others after that.

“Our niche is helping businesses with logistics and storage—and there’s a big demand because, after the recession, people got smarter and they’re looking for smaller warehouses,” said Sapp, who co-founded Indy Lube 30 years ago, then sold his shares 10 years later.

Indianapolis firm adding to unique self-storage concept in Gahanna

Commercial Self Storage has invested $5.5 million in its first presence in Central Ohio, with a small "test" facility at 1509 Blatt Blvd. The first building opened in June and four other small buildings have followed. But the chain has seen so much popularity that the company is pushing ahead with another $4 million in development.

“We look at where we can go next with similar demographics, and we couldn’t find anyone in Columbus that had anything like this, so we found Columbus attractive,” said Jim Sapp, co-owner of the company.

It intends to invest another $4.4 million in expansion, which includes completion of two new buildings comprising 14,000 square feet and the acquisition of more land for which it has a purchase agreement, according to the source.

Additional expansion scheduled for the spring will add another 70,000 square feet to the property at 1509 Blatt Blvd. When fully built out, the facility will comprise 105,000 square feet in 14 buildings.
